This 'postcode lottery' means that while installation costs vary significantly across the UK, the most expensive region isn't always the least affordable when you factor in local wages.

To reveal the true cost facing homeowners across the country, we compared average bathroom fitter day rates across 12 major UK regions against local average salaries to show you exactly what to expect in your area. Plus, we've checked in with Brian Toward, CEO here at Wholesale Domestic, for expert insight.

Methodology

To create this index, we analysed data across multiple key metrics. We started with average bathroom fitter day rates from HaMuch.

Using this data, we calculated the postcode premium for each area, with the cheapest city as the baseline, to determine the percentage difference in installation cost.

Finally, we compared this against annual regional salaries, which were taken from Sage. We used this to determine the true affordability of a renovation by calculating the total bathroom installation cost as a percentage of these regional earnings.

Why your postcode could add thousands to the cost of a new bathroom

The UK is facing an ongoing shortage of skilled tradespeople, with the UK Trade Skills Index revealing that almost a million recruits will be needed by 2032 to plug the growing skills gap.

This is creating huge regional differences in bathroom installation costs. As demand for home improvements remains high and the number of experienced tradespeople stays relatively low, homeowners are finding themselves caught in a 'postcode lottery' when it comes to pricing up renovations.

This means a homeowner in one part of the country could pay significantly more for the same installation than someone living just a few hours away.

"The trade shortage is one of the biggest factors driving prices up right now, and many homeowners don't actually realise how much their location affects their quotes," Brian explains.

"If you live in an area where demand outweighs the supply of qualified plumbers and fitters, tradespeople can essentially command a premium that catches a lot of people off guard when they start budgeting for their new bathroom."

The most and least expensive regions for bathroom installations

When planning out your budget, it helps to understand the timeline. A standard bathroom installation usually takes between one and three weeks to complete (around 5–15 working days). Naturally, any larger or more complex projects, like moving plumbing lines or dealing with other structural changes, may take slightly longer.

Because bathroom fitters generally charge a daily rate, rather than a flat fee, we've used the estimated cost of a 15-day installation in each region's major city. This lets us accurately compare and rank the UK's most and least expensive locations for bathroom renovations.

Looking at the data in more detail, London is the most expensive location for bathroom installations by far, with homeowners paying a 35.1% postcode premium compared to the UK baseline. The South East is close behind at a 33.2% postcode premium, meaning homeowners in places like Brighton pay nearly as much as those living in the capital.

On the other end of the scale, Northern Ireland is the least expensive location for a bathroom refresh. The difference between the most and least expensive regions is stark, amounting to more than £1,100 for the same 15-day installation process.

Interestingly, the East, West Midlands, and Yorkshire all share the same daily rate of £230, suggesting a natural levelling out of pricing in less-urbanised markets.

Brian explains this gap: "Demand is heavily concentrated in major urban centres, which naturally brings a higher cost of living for the tradespeople working there. When you have fewer skilled workers available per capita in highly competitive markets, day rates are always going to be pushed up."

Our bathroom installation affordability index

Looking at the raw cost of a bathroom installation only tells half the story. What really matters is how that final bill compares to what people actually earn in your area. After all, the cheapest installation on paper isn't necessarily the most affordable once you factor in your take-home pay.

To get to the bottom of this true cost, we've pulled together an affordability index.

We calculated the cost of a standard 15-day installation for each region as a percentage of the average local salary. This gives us a much clearer look at exactly where a new bathroom puts the biggest squeeze on a homeowner's wallet.

The results challenge a lot of assumptions about the cost of living. Despite having the highest installation costs in the country, London is actually the second most affordable region for bathroom installations relative to local salaries.

In contrast, the North East is the least affordable region in the UK for bathroom renovations, with the cost of a fitter eating up nearly 13% of the average annual salary. Meanwhile, the East of England takes the top spot as the most affordable region on a salary-adjusted basis, with installation costs representing just over 10% of average earnings.

"This finding really matters because it reframes the whole cost-of-living conversation," says Brian. "It isn't just the traditionally expensive cities that are feeling the squeeze. It is actually the regions where local wages haven't kept pace with even mid-range installation costs that are finding renovations the hardest to afford."

Why is there such a big price gap?

You might be wondering how the market ended up with such large regional differences. It's a complex issue, but it ultimately boils down to a trade shortage that's been quietly growing in the background for quite some time.

"This is a problem that has been steadily getting worse for years," Brian says. "The UK has faced a long-term decline in the number of newly qualified bathroom fitters and plumbers entering the workforce. Simply put, fewer fitters available means higher rates for those who are still operating."

"On top of that, urban areas come with higher demand as there are simply more people living there. This means most premium-rate tradespeople are gathered in cities like London and Brighton, while other regions are left underserved. We also have to look at the post-Brexit changes to the labour market, which removed a significant pipeline of EU skilled tradespeople who had previously helped us meet that heavy demand."

How to keep bathroom installation costs under control

While you can't change the day rate in your local area, you're not entirely at the mercy of your postcode. There are several smart, practical ways to keep your renovation costs manageable.

1. Get multiple quotes

Never settle for the first price you're given. Even within a specific region, rates can vary between individual fitters based on their experience, workload, and overheads.

"The regional averages we've provided represent a benchmark, not a fixed price. Always get at least three detailed quotes before committing to a fitter. This gives you a clear picture of the going rate in your specific town or postcode, rather than just the broader region," Brian advises.

2. Choose your timing wisely

Like many industries, home improvement has busy periods and quiet spells. When fitters are rushed off their feet, they're less likely to negotiate on price.

"Demand for tradespeople always spikes in the spring and autumn," says Brian. "If you can hold off and book your installation outside of these peak seasons, such as the middle of summer or deep into winter, you can often secure much more competitive pricing."

3. Set aside contingency funds

When a bathroom gets ripped out, fitters occasionally come across hidden issues like damp, rotten floorboards, or outdated plumbing that need to be replaced or repaired to meet modern regulations.

This can lead to unexpected price hikes in your final bill and potentially leave you with a half-finished job if you haven't set aside enough to cover the work.

Brian notes: "It's all too common for unexpected work to pop up once the old tiles and floorboards come up. Try to set aside a 10% to 15% contingency fund on top of your initial quote. It won't lower the upfront cost, but it stops a surprise problem from derailing your finances mid-project."

4. Do as much of the work yourself as possible

While you should always use a qualified professional for complicated installations that involve moving pipes, waste lines, or electrical work, there are plenty of finishing touches you can tackle yourself to cut down on billable hours.

"Taking on some of the lighter work is a brilliant way to save money," says Brian. "Tasks like tiling a bathroom wall, painting, or sealing a bath can easily be DIY-ed if you're willing to learn and take your time. Every day you save a fitter from doing basic prep or finishing work is a day's rate kept in your pocket.
